Diane Galterio became part of the Pennsylvania Commercial Real Estate Inc. family in June of 2007, bringing over 15 years of commercial property management experience with her. As Assistant Property Manager for Pennsylvania Commercial, Ms. Galterio manages all tenant accounts receivable, processes all accounts payable, tracks utility usage and prepares all service and maintenance contracts. She is also responsible for maintaining rent rolls and for managing the purchase order system.
Previously employed by Grubb & Ellis, she was involved in the day to day operations of over 600,000 square feet in five (5) Class A & B office buildings within RIDC Park West, which included project management for PNC Data Center. Her duties consisted of dispatching and tracking all service calls relative to each property, preparing service, maintenance and construction contracts, maintaining two security access systems, scheduling training/conference rooms and coordinating tenant appreciation events.
She has a strong understanding of all A/P and A/R functions as they pertain to each property and its tenants. Ms. Galterio was responsible for the preparation of monthly variance analysis reports, yearly budgets, as well as yearly tenant escalation and reconciliations. She also had an active role in producing management proposals.
Ms. Galterio also spent some of her time working within Grubb & Ellis’s commercial construction department where she prepared proposals and contracts, maintained project files and kept complete and accurate project control sheets.
In addition to all of her work background, Ms. Galterio has achieved the Real Property Administrator designation.
