The financial services group of Pennsylvania Commercial Real Estate, Inc. is retained by clients to maximize their real estate investment profit potential throughout the asset’s life cycle, from original development to disposition or re-development.

Our financial services group provides clients with a wide range of products and services including:

  • acquisition or disposition of real estate assets including land, single purpose buildings and income producing real property.
  • structure, negotiate and place mortgage financing
  • negotiate joint ventures
  • structure participating mortgages
  • analyze, sell/hold scenarios
  • property repositioning analysis.

We are involved in negotiation of all our legal contracts, operating as the gatekeeper in order to provide an overall view of a transaction.  We are able to merge the business and legal requirements of a transaction during the negotiation and documentation process.

Pennsylvania Commercial has assisted in the documentation, review and negotiation of public loan commitment letters and loan documents in addition to parking license agreements, lease agreements, sublease agreements, purchase agreements and disposition agreements.  We have recommended and worked with various attorneys in small and large law firms within Pennsylvania and in other states.

What sets us apart is our individualized selection process—we select attorneys based on their particular expertise.  In other words, an attorney that specializes in zoning may not have the skill set that we would prefer in negotiating a major commercial lease transaction.

Pennsylvania Commercial has vast experience in procuring funding for our clients from such sources as the Allegheny County EDL, Pennsylvania Infrastructure Development Program Loans and Grants, PIDA, SBA and purchase money mortgages from public agencies for land acquisition.
